Florida homes often sit on sandy soils over a water table only a few feet down. After summer storms, hydrostatic pressure pushes water toward slabs and crawlspaces. A correctly engineered French drain lowers that pressure zone around the perimeter so groundwater is intercepted before it soaks foundations, lanais, and low yards.

We size trench depth, pipe diameter (typically 4" perforated), slope, and discharge path for your lot — never a one-size kit. Filter fabric is non-negotiable in Florida sand or the system clogs within seasons. Clean gravel (not leftover fill) wraps the pipe so water can enter freely while sediment stays out.

Typical perimeter systems run 150–350 linear feet. Complex yards may need catch basins, downspout tie-ins, or dual trenches. Every install includes clean gravel, proper backfill, and landscape restoration so the system is invisible when finished.

Central Florida’s conditions are uniquely hard on drainage: water tables often sit 2–6 feet below grade, lots are flat so gravity alone rarely finishes the job, and summer storms can dump 2+ inches per hour. Sandy soils drain quickly but allow fines to migrate into poorly wrapped pipe. Materials matter as much as layout. We use perforated collection pipe, non-woven filter fabric rated for sand, washed stone, sealed transitions where the drain meets a sump or solid discharge line, and check valves on pump systems so water cannot siphon back. Cheap installs skip fabric, undersize pipe, or dump water next to the slab — failures that show up after one or two rainy seasons as clogged trenches and standing water again.
